So many factors go into a successful primary bathroom remodel, all of which affect cost.

Common Kansas City area master bathroom remodels typically cost between $15,000 and $20,000. Larger bathrooms with luxury fixtures can cost upwards of $75,000.

In this blog, we will discuss a breakdown of some of these costs. It is hard to tell you the exact cost without seeing what we are working with.

You will notice that we did not include labor costs in every list item below – that is because it is truly hard to tell how much labor will be until we begin. A common example we run into is that the bathroom may look great on the outside and then during demo, we find the subfloor is rotted.

The best way to estimate costs accurately is to get a professional consultation. At the end of this blog, we discuss what to expect during a consultation and how to prepare if you are ready to take the step! We truly don’t know your situation until we get into your space and start evaluating the actual scope of work needed.

Primary Bathroom Remodel Cost Breakdown

These are common itemized costs that often show up on proposals – consider this list as a high-level guide to help you start understanding costs. .

Converting a tub to a shower: This type of work can cost as much as $5,000 to $10,000 for product and installation depending on the type of shower you’re looking for. Currently, European-style tiled, walk-in showers are en vogue. The majority of homeowners we work with make some sort of upgrade to their tub or shower during a bathroom renovation.

Toilet replacement: The product can cost upwards of $400-$1,000- depending on the model you select. This does not include labor costs.

Skylight addition or replacement: Want some natural sunlight in your master bathroom? That can cost around $2,000 – $4,000 per window not including labor costs.

Flooring replacement: It’s common to get new flooring installed during a bathroom remodeling project. The average cost for flooring materials, not including labor costs, is $6-$11 per square foot.

Sink replacement: Did you know you can spend $200-$1,500 on a new sink in your primary bathroom? The cost can vary depending on the size and material—for example, concrete or copper sinks are considered high-end and will be more expensive.

New vanity and cabinets: This can cost around $2,000-$4,000. If we need to move the plumbing, it will be more.

Fixtures: Expect to spend anywhere from  $500-$2,000. Mirrors run about $200-$800 and hardware pieces cost anywhere from $3-$20 depending on the options you choose.

Paint: Painting any room in your home can have a big impact. Expect to spend anywhere from $800-$2,000 for bathroom painting. Costs here will depend on the size of your bathroom

Accessibility modifications: Are you interested in making your bathroom more accessible for aging family members? What about ensuring your bathroom remains accessible to you as you age? Most homeowners residents cite comfort as a main reason for upgrading their bathroom, which means it should be usable for every person who will occupy the primary bedroom.

A contractor’s estimate should also include fees, such as demo, dump fees and other service charges. Expect the estimate to have specific terms that include how long it is valid.

Reconfiguration Costs

Reconfiguration of a bathroom space i.e. removing old elements, adding cabinets, moving plumbing, toilet and shower placement all can have a significant impact on costs.

This is probably the hardest to comfortably estimate because every situation is different.

A full consultation is the most efficient way to determine what needs to be done to get the space you want at a price that still allows you to sleep at night.

Accurately Access Renovation Costs Through Consultation

Consultation is a critical phase in the bathroom remodel project, as it helps determine costs, timeline, configuration and even materials.

During the consultation, the following will be discussed:

  • Timeline for bathroom renovation: We will come out and work with you on an estimated timeline.
  • Quality of materials: What types of materials would fit your vision and needs? High-end, unique materials can take longer to source and can increase costs. At this stage, we will listen to your requirements and give valuable input on things like longevity of material, pros & cons, etc.
  • Modernization requirements: When was the last time the bathroom was updated? Changing from a claw-foot bathtub to a large tile shower will be more expensive than simply replacing tile in an existing shower. We also may need to move plumbing as we reconfigure your bathroom layout which can add to the total cost.

Preparing for Your Consultation

To prepare for your consultation and make the process go smoother after the contractor delivers an estimate, you can do the following:

  • Prepare a list of must-haves versus wants to help with pricing.
  • Determine your budget so the contractor can see if they can work within your constraints.
  • Contact your bank about financing possibilities if needed, or figure out how you will pay for the bathroom remodel.

Remember: responsible contractors will include costs such as legally required work permits (if needed), insurance on their work and labor warranty.
